Chunk loading is absolutely atrocious. I'm on a high end machine with plenty of ram, good processor (i5), nVidia 660TI. No matter what I set my render distance to, any running or horse/donkey/mule/minecart transportation runs me "out of the world" or, more specifically, outside rendered chunks and it takes anywhere from 30 seconds to 2 minutes to render the chunk I am moving into or standing next to. I can move to the edge of a rendered chunk and see nothing except "sky" in a 360 degree rotation. Sometimes I can see partially rendered areas "floating" in the unrendered chunks ahead of me, giving me a view of cave structures underground, with no "ground" visible, just an x-ray type view.
This has persisted through the last handful of updates/versions and I'm always hopeful that it will get fixed but it hasn't. I have zero problems with this when I run my java version of Minecraft. I am virtually handicapped when playing the Windows 10 version and it makes game play (solo OR with friends) right on the borderline of unplayable.
