World crashes when making ticking area/loading in certain spot

      Recently, my 9 year project has been crashing when getting too close to a certain area. The spot is always the same. I could not quite narrow it down to a specific chunk, because it would crash when I got even relatively close. I do not have any screenshots, because the world will crash when I get close.  I have been trouble shooting to possibly find the answer.

      • I removed all addons
      • I killed all entities (from what I believe)
      • I turned off all command blocks
      • I deleted all player data
      • I deleted all map data
      • I deleted all chunks within about 300 blocks from the possible area
      • I turned off experimental gameplay
      • I turned off education edition
      • Other minor changed

      Almost everything was removed, and still would crash when I flew close the the area in creative mode. Next, since this was on a realm, I retrieved a backup from before this happened, and everything seemed fine. I found out that when I make a ticking area in the spot, it causes the crash. I removed anything making ticking areas near that spot and rolled back the realm. One day later, the issue comes back, and the server is crashing from the same spot. I've narrowed it down to possibly being a ticking area, but that doesn't make sense. If I simply fly around in the area on a version before it happened, it will not crash, but as soon as I try and make a ticking area, it crashes. Recently, if I sit near the area on that version for long enough, I starts to crash again on it's own, which makes me believe the issue is not reliant on ticking areas. I should add that when I deleted the chunks, those chunks were just a void, and did not regenerate like they should have. I am not sure if that would have anything to do with it, but it is worth mentioning.

       

      I feel I have checked off all the boxes with no luck. I would greatly appreciate any help, and am wondering if this is a bug, or if anyone else is having this issue.
